DanielGrr I was due to complete today but the sellers have delayed it… I am so angry becuase this day has been set weeks agio. If they dont go ahead do I have any legal redress?

Sorry to hear that. It’s a stressful time and this doesn’t. As I understand it you can only make claims if you have exchanged contracts.
Perhaps ask your solicitors?
In any event always keep details of expenses you’ve incurred.
