These will be your conveyancing costs and, depending on the deal, maybe the sellers.
On average, at the time of writing, conveyancing could cost £390 for an £80,000 house purchase and £415 for an £120,000 purchase.
A solicitor could charge you £350 plus VAT plus the Search fees (c £100), Land Registry fees (c £100) plus electronic bank transfer fees (check these with them).
Bear in mind that your costs will be dependent on how expensive a solicitors firm you use – rather than how good they are. So think twice about using a blue blood firm with a fancy address. It doesn’t guarantee anything other than a big bill.
TIP: If you’re buying in a major city you could save money by using a country based solicitor. This write did and the difference in costs and quality of service was quite amazing
However if you’re buying in the country we suggest you use someone in the same region, as they are more likely to understand local influences and conditions.
